Linear Building Compliance was appointed to deliver a programme of fire risk assessments across a portfolio of 26 student accommodation buildings located in Aberdeen, Southampton and Brighton.
The buildings ranged from 2 to 5 storeys and included a mix of layouts, occupancy profiles and management arrangements typical of student residential accommodation.
The project required a consistent, practical and compliance-led approach to assess fire safety arrangements across the full estate, identify risks, and provide clear prioritised recommendations for the client’s management team.
Client Challenge
The buildings ranged from 2 to 5 storeys and included a mix of layouts, occupancy profiles and management arrangements typical of student residential accommodation.
The project required a consistent, practical and compliance-led approach to assess fire safety arrangements across the full estate, identify risks, and provide clear prioritised recommendations for the client’s management team.
Scope of Work
-
Fire risk assessments across 26 student accommodation buildings.
-
Assessment of buildings ranging from 2 to 5 storeys.
-
Review of common areas, escape routes, fire doors, fire detection and alarm systems, emergency lighting, signage and fire safety management arrangements.
-
Consideration of student occupancy risks, shared kitchens, communal spaces, plant areas and storage practices.
-
Preparation of clear reports with photographic evidence, risk ratings and prioritised remedial actions.
Our Approach
Linear Building Compliance developed a structured survey programme covering both Aberdeen, Southampton and Brighton. The approach was designed to ensure consistency between assessors, efficient access to buildings and clear communication with the client throughout the assessment period.
Each assessment considered the relevant duties placed on the responsible person, including the requirement to undertake and record a suitable and sufficient fire risk assessment and maintain general fire precautions for relevant premises. The assessments also considered the practical implications of student accommodation, including resident behaviour, alarm activations, communal cooking areas and the importance of clear fire safety information.
Outcome
The completed programme provided the client with a consistent view of fire safety risk across the 26-building portfolio. Each report set out practical recommendations, prioritised actions and supporting evidence to help the client plan remedial works, strengthen management controls and demonstrate ongoing compliance.
By consolidating findings across the Aberdeen and Brighton sites, Linear Building Compliance enabled the client to identify recurring issues, allocate budget effectively and apply a consistent standard of fire safety management across the student accommodation estate.
